This study evaluated the economic and taxation implications of “National Rental Affordability Scheme (NRAS)”, it measured the level of taxation received for each type of dwelling delivered by NRAS to all three (3) levels of government, plus the impact on direct and indirect job creation. It finally measured the return on investment to both Federal and State Government of the “National Rental Affordability Scheme (NRAS)”
This study evaluated the investor profile in the “National Rental Affordability Scheme (NRAS)”, to measure the level of investor satisfaction, the change in investor activity under the NRAS scheme when compared to their investor activity prior to the scheme and the likelihood of further investment in a similar scheme in the future
This research seeks to provide a broad-based rationale for social housing investment and assist governments to evaluate various forms of housing assistance. For many people, providing more social housing is obvious; but this research aims to show why it’s good for individuals and national productivity.
Valuing Social Housing
Valuing Social Housing research project aims to provide those delivering social housing with evidence and insights to clarify the purpose and desired outcomes of social housing provision in a fiscally constrained and changing environment. This is occurring at a time when social housing infrastructure is aging, is inappropriate to current needs and only available to those in critical need.
How then, can the value of building and maintaining our social housing infrastructure be better understood, defined, quantified and communicated so that a defined economic and social return on investment can justify on-going investment in this sector?
This paper reviews the change in housing tenure in Australia over the past 20 years and highlights the importance of institutional or corporate investment in rental tenure housing and the lack of it in Australia, with a particular reference to the change in government investment in social housing. It hypothesises the impact in low income rental housing supply, should Australia reach the level of median institutional or corporate investment in rental tenure housing internationally.
Two papers were produced to provide an overview of Australian economic data which potentially could have an impact on housing affordability, accessibility and value. The topics covered included recent historic, current and near future forecasts in employment rates and participation, inflation, cost of money and household & Government asset/debt ratios.
The Australian Government as part of its Social Impact Investment (SII) initiative invited various community not for profit organisations to submit commentary on the initiative. Given that SLIC and its consortia partners have a primary focus on sustainable living and housing affordability, the paper focuses on the impact of SII on the sector while providing a number of case study example of how SII could be of benefit in assisting sustainable living and housing affordability.
This paper undertakes a review of International and Australian research of housing affordability measures, providing commentary on the need for a more holistic approach taking the whole of life costs into account rather than a simple initial yield approach currently being used in Australia. The paper also measures the variances in the whole of life impacts on housing affordability in the Brisbane CBD and outer suburban areas, while also providing a number of implication based on the research for future high-density city affordable housing supply.

This paper undertakes a review of International and Australian research of housing governance and place making policies, providing commentary of on the ground outcomes and the need for a more holistic approach when reviewing and implementing current brownfield projects in Australia.

This paper undertakes a review of International and Australian research of car parking provisions of inner city housing developments and the impact upon housing affordability when measured against a more holistic "whole of life" approach using "real world" Melbourne, Victoria case studies
Build to Rent in Australia (3 Studies)
This work in three studies undertakes a review of International and Australian literature on "Build to Rent" initiatives, learning experience and pathway opportunities for an Australian implementation of the concept. The studies also reviewed key assumptions in the development of both robust financial and investment models, applicable in the Australian context and assumptions which will underline any future application of "Build to Rent" in Australia.

This work in three studies undertakes a review of International and Australian literature on "Shared Equity in Housing" and the implications on the implementation of the BuyAssist initiative by NAHC. The studies also reviewed key assumptions in the development of both robust financial and investment models, applicable in the Australian context and assumptions which will underline any future application of "BuyAssist" in Australia
Student projects and competitions are sponsored on a regular basis in conjunction with various universities, those projects sponsored over the past few years are:
NDIS Focus: two sites one in Melbourne and the other in Brisbane were sponsored by NAHC/SLIC, respective State Governments, the project in Melbourne was also sponsored by Australand (Since a recent ownership change now “Frasers”), together with relevant agencies such as NDIS and Liveable Housing Australia and various professional organisations (Architecture, Quantity Surveying and Project Management). Students were required to provide a detailed brief back ground and rationale to their design, it is important to note no particular form of disability was specified and each university/group could nominate their chosen disability.
Brown Field Social/Affordable and Market Housing Development Focus: A major project site in North Sydney was sponsored by SLIC, NSW Government, and various professional organisations. Students were required to provide a detailed brief back ground and rationale to their design.
On the 25th September 2017 SLIC in association with the Griffith University Business School hosted a research Symposium at “The ship Inn, South Bank Brisbane” (Griffith University). The Symposium will cover issues such as urban revitalisation, sustainability in residential buildings, innovations in housing delivery and finance, measuring housing affordability and the City deals initiatives.
